The Riverly is an exciting new community for modern retirees, set in the heart of West Ryde. Thoughtfully designed one, two, and three-bedroom apartments are complemented by warm, welcoming shared spaces, high-quality facilities, and supportive services. Every detail has been created with retirees in mind, blending comfort, safety, and accessibility with opportunities for connection, wellbeing, and enjoyment. At The Riverly, independence is celebrated, friendships thrive, and life after retirement feels rewarding and secure. The Riverly is a natural extension of this legacy, creating a vibrant, supportive community for older Australians to live well, stay connected, and enjoy the best years of their lives.
The Riverly is owned by Ryde Eastwood Leagues Club. The Club has created a special purpose entity to own and operate The Riverly. This keeps the village finances separate from The Club to allow transparent reporting.
The Club has chosen Vision Lifestyle Projects (Vision) to manage the village on a day-to-day basis. With over 50 years of hands-on experience in the retirement living industry, Vision delivers strategic advisory, sales & marketing and operational management services to the retirement living industry.
Vision’s approach is based on their unique concept of ‘Community Vitality’ – a measurable philosophy of maximising the wellbeing of retirement communities. Vision’s practical understanding of operating retirement communities ensures that they appreciate the evolving needs and aspirations of residents, and what is required to create vibrant and successful communities.

Construction
The Riverly will feature 87 beautifully designed apartments across four buildings, ranging from one-bedroom to spacious three-bedroom apartments. Secure parking, storage, and a purpose-built community centre are include.
We’re excited to confirm that site preparation works are already underway at The Riverly. Demolition is scheduled to commence on 2nd March 2026, marking an exciting milestone in the development. We’ll keep you updated on construction progress. First residents are scheduled to move in around July 2028.
Our builder appointment process is in its final stages, and we expect to make an announcement in the very near future. We’ve taken great care to select a builder who shares our commitment to delivering exceptional quality at The Riverly.
Regular updates will be shared via email, social media, and The Riverly website. We’ll also share drone footage so you can watch your new community come to life.
Services & Facilities
Residents can enjoy a wide range of thoughtfully designed spaces, including a concierge and reception, a library and multipurpose rooms for social clubs, events, and activities, community kitchen, lounge, terrace, vegetable garden and landscaped grounds. The community will also provide consulting rooms for health professionals and private gatherings, secure parking and storage along with access to the award- winning Fitness Edge health and aquatic centre at Ryde Eastwood Leagues Club.
Whilst Vision will manage the community, they will appoint a Village Manager that will be your first point of contact for day-to-day life at The Riverly, ensuring the community runs smoothly and your questions or concerns are addressed quickly and with care.
Yes. You’ll have the option to access services like housekeeping, laundry, meals, visiting health professionals, and personal care. This allows you to tailor support as your needs and lifestyle evolve.
Absolutely. You are free to use your existing care provider or home care package, ensuring continuity and choice.
Safety and security are priorities. The Riverly will have secure entry points, CCTV, on-site staff, and a 24/7 emergency call system. In addition, Ryde Eastwood Leagues Club’s nightly security patrols will include The Riverly.
Yes. This is your home, and you are welcome to host visitors. Simple guidelines may apply, which will be shared before you move in.
Location & Lifestyle
Yes, The Riverly is just a short walk to West Ryde train station and the West Ryde bus terminal, providing easy access to Sydney CBD, Parramatta, Macquarie Centre, and beyond.
Yes, ample secure visitor parking will be available.
Lockable storage cages will be available on the carpark level (a small fee may apply).
For safety reasons, EV charging stations are not included in underground carparks. We are considering an external charging station, but cannot confirm at this time.
No, but excellent public transport is within easy walking distance.
Yes, The Riverly is generally pet-friendly, most of the apartments and common areas are pet friendly, rules and conditions will apply. For those who prefer a pet-free environment, the 12 apartments in our Archer building will be pet free.
As all apartments are brand new, renovations aren’t expected. However, if you wish to make changes, approval is required and costs will generally be at your expense.
Legal & Financial
At The Riverly, we are committed to transparency and helping you make informed decisions. Entering a retirement village is a lifestyle choice, but it is also a legal and financial arrangement. Here is what you should understand before making the move.
Residents will be offered a License Agreement to secure their residency at The Riverly. This is the most common form of contract in the retirement sector, it is simple, transparent and provides many benefits including:
- Security of Tenure
You have the guaranteed right to live in your unit for as long as you choose. - No Stamp Duty
Unlike buying property, there is no stamp duty payable. - Lower Entry Costs
A licence agreement is often more affordable than purchasing freehold or strata title. - Access to Lifestyle & Services
Your agreement provides access to all village amenities, programs, and support services. - Refundable Entry Payment
You will be entitled to a guaranteed refund of your Entry Payment within 6 months of your leaving the village, less agreed deductions, i.e. departure fees. - Certainty & Transparency
All fees, deductions and charges are clearly set out upfront providing certainty into the future. - Legislative Protection
Your rights are safeguarded under the NSW Retirement Villages Act, giving confidence and peace of mind.
At The Riverly, you are provided with a Licence Agreement providing a right to reside rather than traditional home ownership. While you do not own the apartment in the same way you would under a freehold or strata title, this arrangement offers significant benefits including no stamp duty.
The Licence Agreement gives peace of mind, greater flexibility, and the ability to enjoy your lifestyle without the burdens of home ownership.
The Entry Payment is the agreed price of your apartment. Prices vary depending on size, location, and outlook. There is no stamp duty payable, so a huge saving compared to other forms of accommodation. We encourage anyone looking to enter to seek independent legal advice to review your license agreement before entering and you will need to pay your legal fees.
Once an offer is accepted on an apartment, we will request you complete an Apartment Reservation Form and pay a $15,000 holding deposit to reserve the apartment for you.
Six months from expected opening we will require a further $35,000 deposit, bringing your total deposit to $50,000. All deposits will be held in our lawyers’ trust account, any deposit is fully refundable, so if you decide not to proceed for any reason, your deposit is refundable in full prior to entry. If you do proceed, your deposit will be allocated to your Entry Payment.
These are called Recurrent Charges; they are a monthly charge that covers the running of the village.
The Recurrent Charge covers ongoing maintenance of your fixtures & fittings, upkeep of community gardens, common areas, facilities, rates, insurances, emergency call, security, staff and services that support your lifestyle. These will be set out clearly in your agreement, so you know exactly what you’re paying for, giving you peace of mind while enjoying a safe, well-maintained, and vibrant community.
When it is time to move out, your Recurrent Charge ceases 42 days from you offering up vacant possession.
Generally they do, however, increases are capped at CPI + 1% annually. This ensures ongoing affordability for all, which we know is an important consideration for everyone with the cost-of-living concerns. Any increase to the Recurrent Charge will occur from July 1st each year.
Residents will be responsible for their personal expenses such as utilities (electricity, water, gas, internet), groceries, contents insurance (if desired) and optional extras like streaming services.
The Riverly will offer a range of optional services designed to make life easier and more enjoyable. From housekeeping, meals, and personal care, to transport and wellness programs, you can choose the services that suit your lifestyle. Enjoy the flexibility to tailor support and activities to suit your needs, giving you more time to relax, socialise, and make the most of village life. The optional services will be on a user pays basis.
The Departure Fee (also called Deferred Management Fee) allows us to offer apartments at a lower entry price. At The Riverly, the departure fee is 5% per year (calculated daily) for up to six years, capped at 30% of your Entry Payment.
No. Residents don’t share in capital gains, but equally, they are protected from capital losses. Your departure entitlement is clearly defined upfront, providing certainty and peace of mind.
The cost of a car space is $25,000 for a space (slightly smaller) and $30,000 for a premium space (larger). There is no ongoing cost to the car space.
Yes. You have 7 business days cooling off period after signing your contract to change your mind and a 90-day settling-in period after moving in, with a full refund of your Recurrent Charge and Entry Payment (minus fair market rent for time stayed) if you decide The Riverly isn’t right for you.
We take care of general wear and tear inside your apartment. Residents are responsible for accidental or deliberate damage.
No. Your monthly Recurrent Charge covers all maintenance requirements. Management will establish a Capital Works Fund to cover long-term maintenance requirements.
You’ll receive your Exit Entitlement within six months of providing vacant possession or sooner if your apartment is reallocated quickly.
You won’t need to worry about selling, marketing, or refurbishment. The operator manages the process once you vacate.
Sales Process
Apartments at The Riverly are offered for sale by private treaty.
Our Sales Specialists are available to guide you through the apartment options including sizes, buildings, parking, pricing, finishes etc. to help you choose the home that best suits your needs. We are keen to understand your requirements and needs, answer any questions you and your family might have and ensure you are making an informed decision. Our Sales Specialist are onsite Monday through Friday from 10am to 4pm in the Hawks lounge which is underneath the clubs reception area. You can book an appointment online or alternatively email or phone us to arrange a convenient time to discuss your circumstances.
Prices are likely to increase over time. We project that prices will increase in line with the local real estate market and impacted by demand, for example, if we deposit 80% of apartments a year out from opening, the remaining units will likely increase through supply and demand pressures. However, once you secure an apartment by submitting an Apartment Reservation Agreement and entering an Agreement to Licence, your purchase price is locked in and will not increase.
Apartment prices are carefully set to reflect the quality, design, and value of The Riverly. Prices are fixed.
