Clear contract terms for financial certainty
The Riverly will operate under a common loan/licence arrangement. You pay a purchase price – known as an incoming contribution – as an interest-free loan. This secures you a licence to exclusively occupy your apartment, without having to legally own the property.
That means there is no stamp duty to pay on your ingoing contribution, no reinstate or renovation costs, no capital gain loss share, and no resale. Ongoing increases to all levies are also capped, and a clear monthly or quarterly operations and maintenance fee structure provides financial certainty.
Deferred management fees reduce cost-of-living pressures
Management fees are deferred as a one-off cost payable within six months of permanently leaving The Riverly. That takes the pressure off your day-to-day budget and reduces your cost-of-living expenses.
The departure fee essentially contributes to the provision of ongoing costs associated with the management, capital replacement and refurbishment of your apartment and common areas, utilities infrastructure, and landscaping provided within the community.
